Official September residential sales numbers were released Friday, showing overall Florida residential sales were up 24% from last year. If you take Bradenton out of Sarasota's numbers, our local market posted a a 29% increase in residential closings.
For the first time in almost three years, Florida's existing home sales rose in September, noting a 24 percent increase in activity in the year-to-year comparison; last month's sales of existing condos statewide increased 11 percent in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors®(FAR).

A total of 10,817 existing homes sold statewide last month, up 24 percent over the 8,725 homes sold in September 2007, according to FAR. The last time Florida Realtors reported higher statewide existing single-family home sales was for year-end 2005, FAR records found. In July of this year, six more homes sold statewide than in July 2007, but that increase was statistically insignificant.
Locally, according to the Sarasota Association of Realtors® (SAR), pending
sales rose in September 2008 and overall sales stood almost identical
to August 2008 in the Sarasota MLS. In fact, overall sales in September
2008 were 29 percent higher than overall sales in September 2007 - a
statistic that flies in the face of the recent negativity in the media.
Overall sales came in at 438 in September, just under the 440 reported in August, and only slightly lower than the 454 in July. But the sales figure in September 2008 was much higher than the 338 sales reported in September 2007 for single family homes and condos.
The official FAR numbers, which group Sarasota with Bradenton to create the Sarasota-Bradenton Market Statistical Area (MSA), show a -7% decrease in sales this September vs. September, 2007.
