Since the beginning of October, we've seen two closed residential MLS sales in Turtle Rock.

On October 2, 2009, a 1,950 square foot home located at 8176 Nice Way in the maintenance free Turtle Rock community of Somerset sold for $267,500 or $137 per square foot. Built in 1998, the home was on the market for only 5 days and the last listed price on the home was $285,000.

On October 16, 2009, a 2,809 square foot home located at 4813 Benchmark Court sold for $440,000. Constructed in 1997, the property was a short sale that was only on the market for one day before going under contract, but took 115 days to close. The last listed price on the home was $449,000.

As of this morning, Turtle Rock has only 11 homes on the market, ranging in price from $299,500 to $799,000. There are 7 pending sales; 4 of those pending sales are in the maintenance free community of Savannah at Turtle Rock. Since October 1, we've seen two closed MLS sales in Silver Oak, both located in the maintenance-free Vineyards of Silver Oak.

On October 9, 2009, a 2,049 square foot pool home located at 5118 Cote Du Rhone Way sold for $337,000 or $164 per square foot. Built in 2001, the property was on the market for only 29 days and the last listed price on the home was $359,000.

On November 2, 2009, a 2,462 square foot property located at 5159 Cantabria Crest sold for $370,000 or $150 per square foot. Also constructed in 2001, with no pool, the home was on the market for 155 days and the last listed price on the property was $428,000.

This morning showed Silver Oak down to 14 residential listings, ranging in price from $439,900 to $1,100,000. There are currently 3 pending sales; 2 in Silver Oak Estates, and 1 in The Vineyards of Silver Oak. With 20 current residential listings, Silver Oak on Palmer Ranch (including The Vineyards of Silver Oak) logged 2 sales during the month of August. As of this morning, there are no pending sales.

On August 18, a 3,478 square foot maintenance-free home in The Vineyards of Silver Oak, located at 5101 Cantabria Crest, sold for $605,000 or $174 per square foot. Constructed in 2000, the home was on the market for 180 days and the last listed price on the property was $649,000.

On August 20, a 4,609 square foot home located at 8981 Rocky Lake Court in Silver Oak Estates, sold for $938,000. Built in 2007, the property was on the market for 60 days and the last listed price was $1,199,995.

Including these two transactions, Silver Oak has posted 10 closed sales in the last six months. The average length of time these 10 properties were listed was 367 days with an average price per square foot of $194.

With 22 active listings, Silver Oak logged two residential sales in January. A 3,920 square foot home at 8960 Rocky Lake Court sold on January 30 for $943,750, or $241 per square foot. Built in 2004, and on the market for a little over one year, the last listed price on the property was $1,000,000.

Also on January 30, a 3,283 square foot home built by Todd Johnston in 2004--the Stratford III model--sold for $730,000, or $222 per square foot. The last listed price on the property, located at 5327 Hunt Club Way was $799,900. I was the selling agent on this home.

As of this morning, there are 7 pending sales in Silver Oak, which represents almost 25% of the active listings in this upscale Palmer Ranch neighborhood. Including the 2 sales in January, there have been 11 closed transactions in Silver Oak in the last 6 months with an average price per square foot of $215.

The high sale for December, 2008 out of 577 closed residential sales in Sarasota County, was $4,000,000 for a home located at 3935 Shell Road on Siesta Key. The residence, Casa Del Playa, was constructed in 2006 and features 7,131 square feet under air. The last listed price on the property, steps away from a white sand beach, was $4,450,000.

With 32 current residential listings, Turtle Rock on Palmer Ranch posted three sales for the month of October. As of this morning, there is only one pending sale.

On October 1, a 2,495 square foot home located at 4942 Sabal Lake Circle, sold for $465,000 or $186 per square foot. Constructed in 1998, the home was on the market for 106 days and the last listed price on the property was $499,000.

On October 14, a 2,486 square foot maintenance free home located at 8305 Alexandria Court in Savannah at Turtle Rock, sold for $275,000 or $111 per square foot. Also built in 1998, this was a short sale which was on the market for 182 days and the last listed price on the property was $299,000.

On October 24, a 2,303 square foot home located at 4593 Sweetmeadow Circle, sold for $360,000 or $156 per square foot. Built in 1997, the last listed price on the property was $399,000.

With 4 sales still pending and 22 current active listings, upscale Sarasota gated community Silver Oak on Palmer Ranch posted one residential sale for the month of October.

A 2,469 square foot maintenance-free home in the Vineyards of Silver Oak sold on 10/28/2008 for $500,000 or $203 per square foot. Built in 2002, the last listed price on the property, which had been on the market since February, 2008, was $529,700.

The high sale for October, out of 504 closed residential sales in Sarasota County, was $3,300,000 for a property located at 113 N. Polk Drive on Lido Beach. Built in 1995 and renovated in 2002, with 4,259 square feet under air, the last listed price on the Gulf-front residence was $4,250,000.

Sarasota Sales Up for September

Official September residential sales numbers were released Friday, showing overall Florida residential sales were up 24% from last year. If you take Bradenton out of Sarasota's numbers, our local market posted a a 29% increase in residential closings.

For the first time in almost three years, Florida's existing home sales rose in September, noting a 24 percent increase in activity in the year-to-year comparison; last month's sales of existing condos statewide increased 11 percent in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors®(FAR).

A total of 10,817 existing homes sold statewide last month, up 24 percent over the 8,725 homes sold in September 2007, according to FAR. The last time Florida Realtors reported higher statewide existing single-family home sales was for year-end 2005, FAR records found. In July of this year, six more homes sold statewide than in July 2007, but that increase was statistically insignificant.

]]> Sarasota Association of Realtors® (SAR), pending sales rose in September 2008 and overall sales stood almost identical to August 2008 in the Sarasota MLS. In fact, overall sales in September 2008 were 29 percent higher than overall sales in September 2007 - a statistic that flies in the face of the recent negativity in the media.

Overall sales came in at 438 in September, just under the 440 reported in August, and only slightly lower than the 454 in July. But the sales figure in September 2008 was much higher than the 338 sales reported in September 2007 for single family homes and condos.

The official FAR numbers, which group Sarasota with Bradenton to create the Sarasota-Bradenton Market Statistical Area (MSA), show a -7% decrease in sales this September vs. September, 2007.

Market Watch: The Oaks Club

Sarasota's official philanthropic season kicked off this past Saturday night with The Ringling Museum's Ungala Gala. With the usually busy winter real estate season looming, the number of listed residential properties at the upscale South Sarasota golf community, The Oaks Club , jumped from 39 at the beginning of this month to 45 this morning.

The Oaks posted one sale in September--a 2,323 square foot residence at 937 Blue Heron Overlook. The home, built in 1991, was sold for $840,000 or $298 per square foot,and the last listed price on the Clubside property was $899,000. There are currently no pending residential sales in the community.

Over the last six months, 14 homes have been sold in The Oaks Club. Recent sales statistics are always available here and are updated at the beginning of each month.

With 27 current residential listings for sale, Turtle Rock on Palmer Ranch posted two closed MLS sales during the month of September. As of this morning, there are 4 sales pending.

On September 19, a 2,409 square foot home located at 4673 Sweetmeadow Circle, sold for $390,000, or $162 per square foot. Built in 1998, the last listed price on the property was $429,995.

A 3,123 square foot home located at 4804 Benchmark Court sold on September 30 for $500,000. Constructed in 1994, the last listed price on the property was $669,000.

Including these two transactions, Turtle Rock has seen 18 closed sales since the beginning of April. The average length of time these 18 homes were on the market was 154 days with an average price per square foot of $167.
