On October 1, a 2,495 square foot home located at 4942 Sabal Lake Circle, sold for $465,000 or $186 per square foot. Constructed in 1998, the home was on the market for 106 days and the last listed price on the property was $499,000.

On October 14, a 2,486 square foot maintenance free home located at 8305 Alexandria Court in Savannah at Turtle Rock, sold for $275,000 or $111 per square foot. Also built in 1998, this was a short sale which was on the market for 182 days and the last listed price on the property was $299,000.

On October 24, a 2,303 square foot home located at 4593 Sweetmeadow Circle, sold for $360,000 or $156 per square foot. Built in 1997, the last listed price on the property was $399,000.

With these 3 transactions, Turtle Rock has posted 18 closed sales in the last six months. The average length of time these 18 properties were on the market was 157 days with an average price per square foot of $156.

silver-oak-11-7-2008.jpgWith 4 sales still pending and 22 current active listings, upscale Sarasota gated community Silver Oak on Palmer Ranch posted one residential sale for the month of October.

A 2,469 square foot maintenance-free home in the Vineyards of Silver Oak sold on 10/28/2008 for $500,000 or $203 per square foot. Built in 2002, the last listed price on the property, which had been on the market since February, 2008,  was $529,700.

Since the beginning of May, Silver Oak has posted seven (7) closed residential MLS sales with an average price per square foot of $216. Sales statistics for Silver Oak are always available here and and are updated at the beginning of each month.

The high sale for October, out of 504 closed residential sales in Sarasota County, was $3,300,000 for a property located at 113 N. Polk Drive on Lido Beach. Built in 1995 and renovated in 2002, with 4,259 square feet under air, the last listed price on the Gulf-front residence was $4,250,000.

Official September residential sales numbers were released Friday, showing overall Florida residential sales were up 24% from last year. If you take Bradenton out of Sarasota's numbers, our local market posted a a 29% increase in residential closings.

For the first time in almost three years, Florida's existing home sales rose in September, noting a 24 percent increase in activity in the year-to-year comparison; last month's sales of existing condos statewide increased 11 percent in the year-to-year comparison, according to the latest housing data released by the Florida Association of Realtors®(FAR).

A total of 10,817 existing homes sold statewide last month, up 24 percent over the 8,725 homes sold in September 2007, according to FAR. The last time Florida Realtors reported higher statewide existing single-family home sales was for year-end 2005, FAR records found. In July of this year, six more homes sold statewide than in July 2007, but that increase was statistically insignificant.

Sarasota's official philanthropic season kicked off this past Saturday night with The Ringling Museum's Ungala Gala. With the usually busy winter real estate season looming, the number of listed residential properties at the upscale South Sarasota golf community, The Oaks Club , jumped from 39 at the beginning of this month to 45 this morning.

The Oaks posted one sale in September--a 2,323 square foot residence at 937 Blue Heron Overlook. The home, built in 1991, was sold for $840,000 or $298 per square foot,and the last listed price on the Clubside property was $899,000. There are currently no pending residential sales in the community.

Over the last six months, 14 homes have been sold in The Oaks Club. Recent sales statistics are always available here and are updated at the beginning of each month.

On September 19, a 2,409 square foot home located at 4673 Sweetmeadow Circle, sold for $390,000, or $162 per square foot. Built in 1998, the last listed price on the property was $429,995.

A 3,123 square foot home located at 4804 Benchmark Court sold on September 30 for $500,000. Constructed in 1994, the last listed price on the property was $669,000.

Including these two transactions, Turtle Rock has seen 18 closed sales since the beginning of April. The average length of time these 18 homes were on the market was 154 days with an average price per square foot of $167.

The high sale for September, out of 505 closed residential sales in Sarasota County, was $4,100,000 for a property located at 4800 Ocean Blvd on Siesta Key. Newly built in 2008, the Sarasota School of Architecture-inspired Gulf-front home has 5,040 square feet under air and was last listed for $4,450,000.

A 3,453 square foot home at 8886 Bloomfield Blvd sold for $680,000, or $197 per square foot, on September 11, after 117 days on the market. Built in 2002, the last listed price on the property was $769,000.

The next day, September 12, a 5,246 square foot home at 5343 Hunt Club Way sold for $1,150,000, or $219 per square foot. Built in 2004, the last listed price on the property was $1,495,000.

Since the beginning of March, Silver Oak has seen 10 closed sales with an average price per square foot of $220 and average days on the market of 120 days. Sales statistics for Silver Oak are always available here and and are updated at the beginning of each month.

The high sale for August out of 496 closed transactions in Sarasota County was for a 2.5 acre gulf-to-bay family compound which was originally part of the Vanderbilt Estate on Manasota Key. The 3,239 square foot home with a guest apartment above the garage sold for $5,375,000. Last listed price for the property was $7,500,000.

The second highest sale was for a Casey Key property located at 434 N. Casey Key Road. The 5,407 square foot home, built in 2008,  sold for $4,850,000. Last listed price on the property was $5,495,000. It was on the market for 111 days.

At the beginning of August, there were 3 sales pending.  A 4,311 square foot home at 8956 Bloomfield Blvd sold on August 12, 2008 for $985,000, or $228 per square foot. Built in 2003, the last listed price on the home was $1,149,000.

Including this transaction, Silver Oak has logged 10 closed sales since the beginning of February with an average price per square foot of $224.
