On October 9, 2009, a 2,049 square foot pool home located at 5118 Cote Du Rhone Way sold for $337,000 or $164 per square foot. Built in 2001, the property was on the market for only 29 days and the last listed price on the home was $359,000.

On November 2, 2009, a 2,462 square foot property located at 5159 Cantabria Crest sold for $370,000 or $150 per square foot. Also constructed in 2001, with no pool, the home was on the market for 155 days and the last listed price on the property was $428,000.

This morning showed Silver Oak down to 14 residential listings, ranging in price from $439,900 to $1,100,000. There are currently 3 pending sales; 2 in Silver Oak Estates, and 1 in The Vineyards of Silver Oak. On August 18, a 3,478 square foot maintenance-free home in The Vineyards of Silver Oak, located at 5101 Cantabria Crest, sold for $605,000 or $174 per square foot. Constructed in 2000, the home was on the market for 180 days and the last listed price on the property was $649,000.

On August 20, a 4,609 square foot home located at 8981 Rocky Lake Court in Silver Oak Estates, sold for $938,000. Built in 2007, the property was on the market for 60 days and the last listed price was $1,199,995.

Including these two transactions, Silver Oak has posted 10 closed sales in the last six months. The average length of time these 10 properties were listed was 367 days with an average price per square foot of $194.

Silver Oak is on a Roll

A 3,920 square foot home at 8960 Rocky Lake Court sold on January 30 for $943,750, or $241 per square foot. Built in 2004, and on the market for a little over one year, the last listed price on the property was $1,000,000.

Also on January 30, a 3,283 square foot home built by Todd Johnston in 2004--the Stratford III model--sold for $730,000, or $222 per square foot. The last listed price on the property, located at 5327 Hunt Club Way was $799,900. I was the selling agent on this home.

As of this morning, there are 7 pending sales in Silver Oak, which represents almost 25% of the active listings in this upscale Palmer Ranch neighborhood. Including the 2 sales in January, there have been 11 closed transactions in Silver Oak in the last 6 months with an average price per square foot of $215.

A 2,469 square foot maintenance-free home in the Vineyards of Silver Oak sold on 10/28/2008 for $500,000 or $203 per square foot. Built in 2002, the last listed price on the property, which had been on the market since February, 2008,  was $529,700.

The next day, September 12, a 5,246 square foot home at 5343 Hunt Club Way sold for $1,150,000, or $219 per square foot. Built in 2004, the last listed price on the property was $1,495,000.
